Professional real estate developers and investors understand the significance of the project owner’s role in any property development scheme; hence why they appoint a Development Manager or Shareholder’s Agent to take overarching command in representing their interests while managing any project they undertake or invest in.
For private clients, the commissioning of a private home development or renovation carries no less importance, risk or complexity than the larger project of the professional developer. The scale and numbers may be smaller, however the personal and financial significance is often relatively greater for the private client. Hence, a shrewd private client will immediately see the importance and value of appointing their own Development Manager or Owner’s Agent to take overarching command in representing their interests in the management of their private home project.
The following diagram illustrates what we consider the optimal organisational structure for any professional property development or construction project.
Under this structure, the Development Manager or Owner’s Agent promotes the owner’s interests as primary across all facets and members of the project, whilst actively optimising cross-team collaboration, identifying time, cost or quality enhancement opportunities and issue/risk mitigation earlier in the project cycle, as well as giving the owner central oversight and governance across a highly integrated project team.
